This new and spacious 1500 square foot home (with additional 820sf covered porches) offers luxury, privacy, quiet and location. A 5 minute walk from the town square, Casa Tula is nestled in its own private courtyard garden (with fountain) on a gentle South-facing slope that boasts breath-taking views. The house has tall ceilings and fine furnishings with conveniences like strong Wifi, bathtub, lockable walk-in-closet, hot/filtered water and washing machine.

The house faces South and world famous views of Lake Atitlan. The word ‘paradise’ has Persian roots meaning ‘walled garden’ which is a design theme at Casa Tula. The downstairs living areas open to the courtyard and fountain which invite meditation, quiet mornings or festive dinner parties. The spacious kitchen with modern appliances is made for sharing food and making memories. The large bedrooms upstairs open to private terraces and incredible views of volcanoes, sunrises and sunsets. Fine finishes like stone, tile, hardwood, terra cotta and architectural details accent every room. Imported carpets, wall furnishings and furniture contribute to a spa-like atmosphere.

Casa Tula is a Hacienda style family home that was completed in 2018. My son-in-law and I designed Casa Tula for my daughter’s family (named after my grand-daughter) which is why it’s spacious, has plenty of closet space and cabinetry, and amenities like the upstairs bathtub. Many houses in the area are funky (not the good kind of funky) and sometimes downright un-safe but this house has proper plumbing/electrical and the room layout flows well. It was important to us that the house should be safe and convenient for the elderly, disabled, and children. The house was built according to modern construction practices but also with Feng Shui and sacred geometry in mind. These principles were applied to the floor plan, doors/windows, and furniture (even the custom mirror in the foyer is based on the golden ratio.

There are times when traveling when you find just the right place to stay that has everything going on that you’re looking for; comfort, style, aesthetic artistry, elbow room, security, quality, value, friendliness and clean atmosphere, the Goldilocks moment when it all comes together JUST RIGHT. And everything works and is well kept and delights the eye. Casa Tula is that place, a magnificent jewel of inspired creation. This is no exaggeration, it is truly an oasis in which you can rest deeply and from which you can walk out satisfied to enjoy the serenity of San Marcos. And then there is Carlos, your host, a truly warm, generous and welcoming man who has literally poured his impressive talents and inspired artistry into making this the perfect place to be while enjoying this unique corner of the world. We became friends! Immediately! He opened all kinds of doors for us to be at home here. We enjoyed his company immensely. Do stay here if you can. It is near everything in town and yet secluded in a beautiful forested glen with great neighbors. Just good juju all around and great good fortune to live here for a while. What a cool place!!

Casa Tula is stunning

Casa Tula is stunning. We spent 2 weeks there with our two children and there was plenty of space for us all, a great private garden which is fully secure and two big verandas we enjoyed a cup of coffee on each morning admiring the view of the lake. Carlos is a great host, he made sure we had everything we needed and was very responsive. The house is very comfortable and decoration is lovely quality. There’s even a sauna he will light for you at an extra charge. The location is good and only a few minutes walk from the centre of San Marcos.

Easily the best Airbnb I’ve ever stayed in. Beautiful house, stunning view, attentive host, quiet and a little secluded but not inconveniently so. The big, safe, gated yard was perfect for the kids to run around in. This was the best possible place for my family to spend our week at Lake Atitlán.

….remarkable house with a stunning view of a stunning lake

We had a wonderful four days/nights in this beautiful house. The spaces, the design, the light, the details all add up to a unique and remarkable house with a stunning view of a stunning lake. Every room is pure comfort (great bed in the master bedroom) and the overall feel of the house is a delight for all the senses. The kitchen is a dream, the outdoor areas are private yet have great views, the bedrooms are spacious, and the bathroom has it all, including a bathtub with a view of the volcanoes. The house is a true visual delight, but it’s also totally functional and practical for both short or long term stays. Turn on the garden fountain, kick back on the large verandah, and soak in the sights of the most beautiful lake in the world!

It had everything needed for a week long stay.

Carlos was a great host, easy to communicate with and quick to respond. Casa Tula was perfect! It had everything needed for a week long stay. The view of Lake Atitlan from the upstairs is stunning – I just wish there had been a hammock up there to lay in all day long! Carlos is a wonderful musician too – he and my husband shared some music together which was fun! The location is great, plenty of privacy and just a short walk to town. Highly recommend staying at Casa Tula!

One of the best places I’ve stayed and I’ve travelled across globe this year.  The lake views are stunning and yes you can take a shower and look at the lake.  Surrounded by rainforest just few hundred meters up from San Marcos and the lake, it’s so peaceful and in a great location. I highly recommend Carlos’s place. It’s magic along with the hummingbirds.

I’ve had many great Airbnb experiences but this was the best ever! Carlos is a fabulous host who helped us in so many ways, not to mention that he’s an amazing blues musician. We felt so fortunate to hear him play! The house is stunning, spacious, beautifully designed and furnished. We loved the comfortable beds and spent many happy hours sitting on the deck gazing out at Lake Atitlán and the majestic volcanoes that surrounds it. San Marcos is a very noisy place at night due to hundreds of barking dogs, so we were happy to be apart from the center of town, yet just a short walk away. If you plan on visiting this magical area, Casa Tula is the best place to be!

The gardens had butterflies and hummingbirds throughout the day, every day

Carlos is an excellent host, and communicates very well. He helped us figure out transport both to and from San Marcos. Casa Tula is extremely beautiful, both inside and out. The view from the top veranda is stunning, overlooking lake Atitlán and the three volcanoes. The gardens had butterflies and hummingbirds throughout the day, every day. The courtyard garden was a very relaxing place to spend our early mornings. Carlos also made some excellent recommendations of places to go in town once he got to know us better. We always felt safe in Casa Tula as well as town. We will be back, hopefully sooner than later.

We would love to stay again the next time we are in Guatemala

We spent a wonderful week in San Marcos at Casa Tula. We cooked almost all of our meals in the full kitchen, sat outside to enjoy the beautiful yard, view of the lake, and to listen to the fountain. We felt safe and right at home throughout our stay and loved going out during the day to visit San Marcos and San Pedro. Carlos was a very helpful, friendly host and both check-in and check-out were a breeze. We would love to stay again the next time we are in Guatemala and recommend this home for other travelers to the lake.

The location of the house is perfect….

We had a wonderful stay at Carlos house. We stayed here for two and a half months and had a really great time. The bedrooms are really beautiful, especially the master bedroom. The terrace has a beautiful view of the lake. The garden is beautiful with some really special flowers and you can sunbathe here during a few hours per day. Carlos himself is super friendly and helpful, and always responded immediately when we needed something. The location of the house is perfect, far away from the town for it to be quiet but still just a 5min walk from the centre and everything you would want to be close to. Also the WiFi was really good for the area.

This house is a gem. We are so happy we stayed here. It was one of those perfect Airbnb situations where the house is amazing and the host is lovely. The house is a 5 minute walk along a dirt path. Carlos’s son and two of his friends helped us carry our bags from town up to the house(5 min walk). The house has a great kitchen, and is quite and peaceful. The views from the upstairs are beautiful. We had a nice meal at Carlos’s restaurant called Blind Lemon and Carlos ( a musician ) played some music for us while we ate. It was a real treat. We were here with our family but this would be fun place to stay with two couples.

Carlos is an exceptional host…..

The Villa was as advertised; beautiful, spacious, private, and close to the lake [as well as Cerro Tzankujil Nature Reserve (15 minute walk)]. The private parking was also very convenient. I especially loved the early morning lake/volcano views. We spent a lot of time on the lake and enjoyed returning to our little castle at night. Carlos is an exceptional host and will go the extra mile to insure you have an exceptional experience.

This stay was beyond perfect. Just a few minutes from everything in Central San Marcos and the boat launch, this property was quiet and beautifully remodeled. My wife and I loved waking up in the huge master bedroom and drinking coffee on the expansive upper balcony enjoying beautiful views of the lake mountains and volcano. We felt safe and comfortable. The kids loved playing in the garden courtyard and we were just a short trail away from everything we wanted/needed to do in town. Great to be close but far enough from the noises of town. Carlos was great. He was always available for questions and recommendations and even had some helpers carry our luggage in. If you’re looking for a family friendly, safe, quiet and relaxing place this is it.

Truly outstanding place…..

Truly outstanding place, we were really wowed by it from the moment we walked in the door and immediately decided to extend our stay. There are two lovely bedrooms, a big balcony with absolutely breathtaking views over the lake, an extremely well-equipped kitchen and a very comfortable bathroom with a bathtub. The temazcal/sauna next door is a massive added bonus. Carlos is a very good host, making our check in super easy and helping us out in a number of ways during our stay. Having travelled around the lake, we definitely felt we were in exactly the right spot.

you can feel you are in a middle of forest….

Carlos is a amazing host, he has also restaurant bar in San Marcos, very connected to local, The house is beautiful, clean, spacious. We enjoyed hot bathtub opening window, you can feel you are in a middle of forest at night, plants and insects illuminate the sound of orchestra with candle light, I totally recommend this place. It takes 5 min walk. It’s not inconvenient, it’s actually very close to town. You can ask Carlos to bring your bags, so you don’t need to bring bags up mountain.

This is a fabulous and beautiful house. The pictures don’t really do justice to the size of the place. It’s tucked away a short walk to the centre of town but feels like your own little haven. I think this village seemed the nicest on Lake Atitlan and the house is so beautiful it warrants a long stay if possible.

Please be aware that it is a bit of a walk from the main road but it is well worth it

The place was wonderful. Beautiful home with an amazing view very spacious. If you fly into Guatemala City reach out to Carlos to get transportation from the airport to the lake. Sometimes Ubers will not take you. I learned so much from Carlos about Guatemala and was grateful to stay at his bnb. Please be aware that it is a bit of a walk from the main road but it is well worth it.

…this was one of the best

A perfect home. The house and grounds are quite large and set up beautifully. It’s a short walk from town and as a result wonderfully quiet. Wifi was terrific, I’m a digital nomad and had multiple zoom calls with no problem. Hot water and water pressure A+. The sitting area on the balcony on the second floor was a favorite. Carlos was very responsive and quick to help with advice (restaurants etc). Very easy check-in. So wonderful to have a washing machine. We’ve stayed in many places as I work remotely and this was one of the best. Highly recommend.

Kitchen

There’s something magical that can be felt but not described in this house. I’ve built many houses but this is my favorite- I refined details that I've been developing over decades. For example, there’s a lot of concrete and steel in this house but the arches and details make it seem light and bright. A new motif for me is the terra cotta ceilings supported by hardwood beams at the main level- this is only something you see in houses 100s of years old. High-end craftsmen from Antigua helped with the antiqued finishes (paint/stucco) and custom furniture which contribute to the house feeling timeless even though it's new.

Both upper bedrooms have French door access to the covered upper deck sitting area and its wonderful long range views of the lake and its volcanos. The master bedroom has a small sofa, a couple of comfortable reading chairs and a desk for computer work or writing. Both bedrooms have queen size beds with all cotton bedding. The master bedroom has a walk-in closet and the second bedroom an extra single bed.
